Costa de Prata, Portugal

Maritime Pines

Thirty homes, one clubhouse, and the Atlantic at the end of the path.

The idea

A village, not a development

Maritime Pines stays deliberately small. That's the point — a place where you recognise your neighbours, the clubhouse is where life actually happens, and the parts of moving abroad that usually take over your life are already taken care of.

Intimate scale

Thirty homes in total — small enough that neighbours know each other, large enough to support a proper clubhouse and shared services.

A shared heart

Every lane leads back to the clubhouse at the centre of the site — restaurant, pool, gym and co-working, all within a short walk of home.

Full support

Optional property management, a welcoming international community and legal help, coordinated by one team so the move itself is as calm as the place you're moving to.

Location

Portugal's Silver Coast, and a little further north

The Costa de Prata runs north from Lisbon: long Atlantic beaches, sheltered lagoons, fishing harbours and walled medieval towns, with a quieter, more local rhythm than the Algarve further south. Maritime Pines sits further north along this stretch, close to Figueira da Foz.

Illustrative map, not to scale. Maritime Pines' exact site is not yet fixed within this stretch of coast.

This part of Portugal trades a little bit of fame for a lot of quiet: working fishing harbours, surf breaks that draw their own crowd, and towns that have grown slowly rather than all at once. It's within comfortable reach of both Lisbon and Porto, so flights, hospitals and city life are never far away — but the coast itself stays unhurried.

Close to the water

The Atlantic at the end of the path.

Every home at Maritime Pines is within an easy walk of the beach or the lagoon — close enough for an early swim or an evening walk without needing the car.

Site concept

Maritime Pines offers optional property management directly, introduces buyers to independent legal specialists, and brings together an international community of owners. Each is explained below.

Property management (optional)

  • Maintenance and repairs
  • Garden and pool care
  • Housekeeping
  • Utilities set-up and management

While you're away

  • Key holding and regular inspections
  • Optional holiday-rental management

Indicative fees: [__]% of income under the rental programme, plus a [€__] per month community fee.
International community

Maritime Pines is designed for an international mix of owners — people relocating from across Europe, North America and beyond, alongside Portuguese neighbours. The clubhouse and shared village life are built to make that mix feel easy from day one.

  • Regular resident gatherings and seasonal events at the clubhouse
  • A concierge who helps newcomers settle in and meet their neighbours
  • English and Portuguese used throughout the village and its services
  • Introductions to local tradespeople, schools and healthcare for those relocating full time
Legal

All legal work is carried out by an independent Portuguese law firm acting for the buyer, not for Maritime Pines. Typical steps include:

  • Obtaining a NIF (Portuguese tax number) and opening a local bank account
  • Due diligence on the property and title
  • Signing the promissory contract (CPCV) and paying the deposit
  • Calculating and paying purchase taxes — IMT and stamp duty
  • Completing the deed (escritura) and land registry update
  • Wills and tax planning for Portuguese assets
